The Sponsor and Key Principal behind IndusPAD group of companies and XoLogistic, Jitender Makkar, has over 30 years of real estate investment, redevelopment, sales, and leasing experience.

Raised in New Delhi, India, Mr. Makkar was born into a multi-generational entrepreneurial family well-known for the mass-production of stainless-steel sheets and manufacturing of steel utensils. With their success, his family formed a family office to focus on commercial real estate investments and development. From a young age, Mr. Makkar worked and had significant exposure to industrial production, business ventures, and real estate development.

Mr. Makkar received a Bachelors of Architecture from the India’s reputed BMS College of Engineering in 1995. One year later, in 1996, Mr. Makkar received a Masters in Housing and Urbanism from the Architectural Association School of Architecture in London, the oldest independent school of architecture in the UK and one of the most prestigious and competitive in the world. As an undergraduate, Mr. Makkar worked several years for institutional groups and local architecture firms where his responsibilities included building construction and architectural design for many commercial projects including the urban reactivation of Alleppey Kerala, India.

In October 2000, Mr. Makkar moved to California where he began to work as a Master Planner in the San Francisco Bay area until 2009. During this tenure, he created several mixed-use communities and was recognized as a specialist in approaching the complexities of subdivisions and zoning approvals for residential and commercial properties. Additionally, Mr. Makkar made his first investments in commercial real estate.

In 2010, Mr. Makkar ventured into real estate sales, and eventually opened his own boutique brokerage, O Homez, which focuses on residential and commercial investment sales. OHomez has closed over $300,000,000 in sales since inception.

In 2017, Mr. Makkar acquired 46 Stafford St in Methuen, MA, a 600,000 square foot vacant industrial property which he converted into an innovative multi-tenant industrial campus, stabilizing the project in 2021. The property was acquired for $5,817,000 and upon stabilization it has over 95% occupancy today and worth over $68,000,000.

In 2021, Mr. Makkar acquired a 181,300 SF soon to be vacant industrial property for $16.125MM. While in contract he negotiated a long-term 15-year lease with a tenant he procured himself. As a result, the property appraised $22.8MM.
